Zero Down

Zero down doesn't really mean no down payment. Most sellers need something as a down payment if they are providing financing. Most banks won't do 100% financing on real estate that is purchased as an investment. Zero down just means that the down payment won't come from your money. So where will you get it? Can you really profit from real estate without having money to start?

The answer is clearly yes. At our local investor's meeting the other night, one investor told me that he recently found a fixer upper, but couldn't arrange financing. What did he do? He assigned the contract to another investor for $6,000. In other words, all he ever had into the deal was a $500 "good faith" deposit, and his time, and he made a $6,000 profit. This is called "flipping."

Not only did he not need a down payment, but he didn't even have to buy the property to make money. There was enough potential profit in fixing up and selling the house, that other investors were happy to pay to take his place. The key here was that he knew how to find a good deal, and his offer included the right to assign the contract to another investor if he wanted to.

Now, if he had put the $500 deposit on a credit card, it truly would have involved none of his own money, except enough for gas to drive around looking at houses. Of course, he would have paid a 3% cash-advance fee and 18% annual interest for a month. This would have reduced his profit by $22.50. Yes, zero down is possible and profitable.

More Zero Down Ideas

What if you want to actually complete the purchase, renovation and sale with zero down, and none of your own money invested at any point? There are dozens of ways to do it. One way is too find a partner. In fact, tomorrow I'll be talking to an investor who wants to use my money to complete the profitable renovation of a property. I want a share of those profits. Believe me, if the deal is good, there are people who want to bring their money into it.

Here is one example of how you might combine a couple investing techniques to keep your investment to zero. Let's assume you find an owner who is tired of being a landlord. He has a run-down house that he wants $80,000 for. You look at it and see that with $4,000 worth of clean-up and repair it could sell for $116,000. All the costs totaled will add up to around $9,000, leaving $27,000 potential profit in the deal. You have no money.

How about offering the seller more than he wants? Offer him $85,000, using a $500 credit card cash advance for a good faith deposit. The offer, however, is for $5,000 down, no payments, but the entire remaining balance to be paid within one year, with 7% interest. Why should he say yes?

You explain that he will get more than he wanted - maybe even a few thousand in interest too. His collateral will be safe, because unlike his renters who ran the place down, you'll be pouring money into fixing it up. He will have a first mortgage on a home that will soon be worth much more than what he is owed.

If he agrees, you find an investor who has about $15,000 to put into the deal. This will cover the down payment, repairs and other expenses, with a little left over for any unexpected costs. In return, he'll get his investment back and half the profits. If you complete the house quickly and on budget, this means over $10,000 for each of you.

The seller gets more than he is asking. The other investor gets a great return on his investment. You make $10,000 or more without investing a penny. Making sure that everyone wins is the surest way to make a deal work with zero down.

Why Worry When You Can Work?

Its Saturday morning, and as I was in the living room, relaxing with the purple bougainvillea in view, out the front window, I felt a little twinge of anxiety.

Whats different about this twinge is I felt it, and didnt squelch it. I tuned into it, asking what it was telling me, this slight tightness in my gut.

The answer is I was about to worry about something.

I hadnt started yet, but I knew my mind would dredge up something; it was too peaceful a scene outdoors, and in, for me to just be tranquil about it.

And at that moment of perception, the words came to me: Why worry when you can work?

Ive found in good times and bad, happy and sad, work is the great elixir that helps me to feel better, on the spot. When I feel Im producing, thats when Im relaxing.

Im certain this taps into a survival program thats somewhere in my unconscious or my genetic code. When you think about it, working, as an alternative to worrying, is just a super idea:

(1)It takes your mind off of negativity.

(2)You actually get something done, of which you can be proud.

(3)By accomplishing, youre setting the stage to receive other rewards, such as income or its equivalent, and this will probably stave off some of the disasters youre worrying about.

So, the next time you feel anxious, and you dont know why, dont dwell on it.

Put yourself to work, instead, and youll be a lot better off!

Spring Cleaning: New Twist on an Old Tradition

When I was growing up in the 1940s spring cleaning was an annual event. Housewives prepared for spring cleaning with military precision. Because Monday was wash day, housewives usually started their spring cleaning on that day. But spring cleaning could last days or even weeks.

My mother took down all of the curtains in our house and washed them by hand or in the washing machine. I thought the washing machine was a metal beast, and actually, it could be dangerous. One day I heard my mother call me from the basement. Though her voice sounded calm, I sensed an urgency in it, and ran down the basement stairs.

My mother's hand and upper arm were caught between two rubber rollers. This wringer mechanism squeezed excess misture from clothes and you had to "feed" the clothes into the wringer one by one. Fortunately, I was able to reverse the rollers quickly and my mother wasn't injuired.

Like the other housewives on the block, my mother laid our scatter rugs on the front porch to freshen them in the sunshine. Larger rugs were hung on the clotheline and mother beat them with a rug beater. But the "star" of my mother's cleaning equipment was her vacuum cleaner.

A traveling salesman managed to sweet-talk my mother and gain entry into the house. The salesman spotted my father's ash tray (he didn't know about the dangers of smoking) and dumped its contents in the middle of the rug. My mother gasped in alarm. "Don't worry," the salesman said. "This vacuum will pick it all up." And it did.

My mother was so dazzled by the demo and sales pitch that she bought a vacuum cleaner. To say my father wasn't pleased is an understatement. Young as I was, I picked up on the fact that this was an expensive vacuum cleaner. Howwever, it was efficient, just as the salesman said, and we used it for years.

The electric vacuum and washing machine were invented in 1903. Most families had these appliances, and a few had a mangle, an electric appliance that ironed flat items. Commercial laundries had dryers, but they weren't avaiable to the home market yet. Housewives dried their laundry on outdoor or indoor clotheslines.

Our pully-type clothesline went from the kitchen window to the garage. This was a simpler time, a time when nobody locked their doors and when modesty was alive and well. My mother hung underwear inside a pillow case so nobody could see "unmentionables." In my mind I still see sheets flapping in the wind and smell the wonderful outdoorsy smell of those sun-dried sheets.

The concept of spring cleaning is also etched in my mind.

After I married I felt guilty because I wasn't doing my spring cleaning. What was wrong with me? Nothing was wrong. I lived in a time of electric or gas dryers, dishwashers, dusbusters, and powerful detergents. Cleaning equipment had improved so drastically that I did a little spring cleaning all the time.

Spring cleaning is an old idea, but it's still a good idea. Today, spring cleaning may include home inspection, trying new products, identifying and removing mold, and maintaining your home.

INSPECT YOUR HOME. Cleaning gives you the chance to look at things close up. I didn't know we had a cracked window until I looked behind a blind. Apparently the neighborhood boy who mows our lawn had hit a stone and the stone cracked the pane. So check your windows, look for cracks, peeling weather stripping, and other signs of wear.

CHECK FOR MOLD. Though molds are a natural part of your environment, some molds cause health problems. According to the Environmental Protection Agency, mold can cause allergic reactions and asthma. Mold grows in damp places so look for moisture as you clean. Fix a moisture problem right away because mold can get worse.

TRY NEW PRODUCTS. A vast array of cleaning products are available to us. I think the new static-charged dust mops and dust cloths are one of the best inventions yet. Stovetop cleaner is another time-saving invention. I use it to clean my stovetop, my oven window and toaster oven window. Stovetop cleaner also removes spots from counters.

MAINTAIN YOUR HOME. I've moved so many times I've lost count, but I learned a lot from realtors. One thing I learned is that clean places sell faster than dirty ones. Good cleaning practices also protect your home. "I don't know why, but empty houses get dirty," a realtor explained. "Dirt builds up and the property starts to deteriorate." Cleaning may be boring, but think of it as a way to maintain your home.

So I guess our grandmothers and mothers were right about spring cleaning. Thank goodness we have an array of appliances and products to help us. Spring cleaning is an old idea with a new twist. Put on your gloves and get to it!

Do You Want A Sexy Perky Butt?

How to build sexy perky butts and buns?

Do you know that whether you are a guy or a gal, one of your anatomies that are constantly being scrutinized is your butt? Many do say that a perky butt is one of the most attractive part of a human body. And don't you think it is? Certainly so!

Take a look at your own buns right now. Is it tight perky and strong or is it saggy and lumpy? Worse, is it without any tone and just hangs there like a piece of flesh just out from the butcher store? If you really want a tight and sexy butt that make heads turn when you are in a pair of tight jeans or in your bikini, read on.

Your butt consist of three muscles, the gluteus maximus, gluteus medius and gluteus minimus. The gluteus medius and gluteus minimus are the muscles on the sides of the hip that are used for the internal rotation of the thigh. The gluteus maximus is the largest of the three muscles and is used for hip extension, outward rotation, leg adduction and leg abduction. These muscles are collectively called the "Glutes".

Strong glutes helps us in our daily activities like climbing stairs or squating to pick sonething besides looking good and sexy. These muscles are essential in sports activities. Strong glutes will power your participation in any sport, like cycling and especially in jumping sports such as football, volleyball, soccer, basketball and net ball.

If your glute is hanging and lump then there is a layer of fats covering the muscles. If that is the case, its simple. Just lose the fats by a combination of cardio, weight resistance exercises and a clorie restriction diet.

To have great looking strong glutes, weight resistant exercises must be included in your workout routines. For some people, exercises such as running up slopes, stair-master or step climbing will have good effect in shaping the buns. But to have that perky sexy butt, you will have to incorporate Squats, Dead lifts and Lunges which are fantastic butt shapers. So in a nutshell, you need to lose fats and build a well muscled glute in order to own a sexy perky butt that make heads turn and eyes glued to your bottom posterity. That isn't difficult. All you need is some commitment and determination on your part and you are already half way there.

Touchdown Football Party

Football is the all American sport. We watch it on Saturdays for college, pros all day on Sunday and Monday night and we spend Thursdays and Fridays covering school football events! Incorporate football into a celebration for a birthday, homecoming or special event.

Send out invitations shaped like footballs. The party planning store will have those and other football motifs to choose from. Make your guests wear football jerseys of their favorite team whether it is pro, college or whatever. Face paint and other fanatical displays are optional.

You can have the first game be who comes dressed with the most spirit. Come up with a prize for the person who has the most face paint on or the most original show of spirit. They are wearing a cheese head? Give them a gift certificate to a pizza shop. They are wearing a dress and heels and rooting for a pig team? Send them to a BBQ place. Have fun and be creative with the prizes.

Football parties need food, especially if the TV will be on all day. Make the menu finger food that is easy to snack on all day without being refrigerated. Have guests bring their favorite bag of chips to share and you provide the dips. The football party can also include alcohol, but use with only age appropriate adults.

Decorations can be minimal, since the focus will be on the game. Some wall hangings of your favorite teams or banners can add to the fun of the event. Mini-footballs to throw around at halftime can be fun too. All the paper products and favors can be found with the assistance of a party planner at a party supply store. They will be more than happy to assist you with all of your party needs!

Heisman Trophy Top-10 - November 14

Texas may be No. 2 two in all the polls as well as being No.2 in the BCS standings but it seems as if its QB, Vince Young, is 'stealing' the hearts of many Heisman experts. I think there is little argument the Reggie Bush's candidacy has lost a lot of momentum since the Notre Dame game plus I get the feeling that too many people are taking for granted the incredible accomplishments of Matt Leinart. Add it all up and Young looks like the favorite. Behind the "Big Three", Brady Quinn of Notre Dame and Drew Olson of UCLA are having Heisman-worthy seasons but unfortunately for both of them, its a case of wrong time, wrong place (season). My latest Heisman update follows.

1) MATT LEINART (USC) Last Week: 1. I'm not ready to drop Leinart from the top spot just yet, although I admit Young is making a very significant challenge. However, Leinart is playing this season under an incredible 'microscope' and with tremendous pressure. He turned down countless millions to stay at USC for an opportunity to lead the school to an unprecedented third straight national title. So far, he's done everything one could ask, and MORE! USC won at Berkeley this past Saturday, beating Cal 35-10. Of course everyone knows it was the Cal Bears who last beat the Trojans, 34-31 in triple-OT (back in 2003). However, USC had little trouble this time around, as Leinart ran for two second-quarter scores, giving USC a 21-3 halftime lead. Leinart didn't have a great game, failing to throw a TD pass for the third time this year and just the fourth time in his career. He finished the game 20-of-32 for 246 yards with one interception and those two rushing TDs (five on the year). He's now led USC to 32 straight wins (tied for the 6th-best streak of all-time) and a record-tying 22 straight Pac-10 wins. He's 35-1 as starter, tossing a Pac-10 record 94 career TD passes (just 22 INTs), while topping 300 yards passing in six games this year. In comparison, he had just five 300-yard games in his first two seasons at USC and Vince Young has just ONE 300-yard game in his entire career! I'll leave further comparisons for future use (if needed). Leinart has two big games left, both versus quality opponents. USC hosts No. 16 Fresno State this Saturday and then No. 12 UCLA on December 3. His season stats are: 211-of-318 3017 yards 66.4 23 TDs 7 INTs / 5 rush TDs.

2) VINCE YOUNG (Texas) Last Week: 3. Young has passed Bush in my poll and I'm getting the strong impression that he's the current favorite. Texas beat Kansas just 27-23 last year, in a game which featured some heavy controversy regarding the officiating. The Longhorns left little in the hands of the officials this past Saturday, running up a 52-0 halftime lead. Young misfired on his first three passes but then completed his next eight, including TD throws of 45, 64 and 29 yards. He added a fourth TD pass before the half, giving him a career-high in TD passes for a game and was on the bench with five minutes remaining in the third quarter of a 66-14 Texas win. Young finished 19-of-27 for 281 yards and didn't throw an interception. Only a head-scratching six rushing attempts for minus four yards, kept him from topping 300 yards in total offense for the FIFTH time in his last seven games. After opening the season by averaging 181.3 YPG passing with five TD passes, four interceptions and one rushing TD in his first three games, Young has averaged 267.2 YPG passing while throwing for 17 TDs (just four INTs) and running for seven more over his last seven games. In that stretch, he's averaged 348.9 YPG in total offense. He passed Major Applewhite on Saturday and is now the school-leader in total offense with 8,269 career yards. He's led Texas to 17 straight wins and is 27-2 in his career as a starter. Texas plays Texas A&M on November 25 and then will play in the Big-12 title game on December 3. His season stats are: 155-of-244 63.5 2414 yards 22 TDs 8 INTs / 117 carries 774 yards 6.6 YPC 8 TDs.

3) REGGIE BUSH (USC) Last Week: 2. I can't imagine that even Bush's most ardent supporters don't feel as if the Heisman is slipping from Reggie's grasp. Bush was a spectacular but complimentary play last year when he finished fifth in the voting. However, he was given a bigger role this year and after opening with an 86-yard effort versus Hawaii, ripped off FIVE consecutive 100-yard games (had just two in his career entering this year), peaking with a 160-yard three-TD effort (not to mention his all-important "push") in USC's thrilling 34-31 win at Notre Dame. Bush has failed to top 100 yards in three of his four games since (scoring just two TDs) and often has been overshadowed in the backfield by teammate LenDale White (three TDs in Saturday's win over Cal). When all the votes are in, both Leinart and Bush may suffer from the fact that there is so much talent around them and unlike last year, may actually take votes away from each other. While Bush remains the nation's most SPECTACULAR player (ranks third with 182.5 YPG in all-purpose yards), his opportunities have been limited recently and unlike last year when he made major contributions with his pass-catching abilities (seven TD catches), he's gone seven games without a TD catch and has just two for the entire season. His season stats are: 140 carries 1104 yards 7.9 YPC 11 TDs / 28 catches 315 yards 11.3 YPC 2 TDs.

4) BRADY QUINN (Notre Dame) Last Week: 4. Quinn continues to be a record-breaking 'machine' this year for Notre Dame. In two years under Willingham, Brady completed just over 50 percent of his passes (50.8), throwing 26 TDs and 25 interceptions. However, under the tutelage of Charlie Weis, Quinn has spent the season re-writing the Notre Dame record book. His latest onslaught came in Notre Dame's all-time NCAA record 42nd straight win over Navy, 42-21. Quinn finished 22-of-31 for 284 yards with four TDs and one interception. That fourth-quarter interception ended a stretch of 130 consecutive passes without a 'pick', setting a another Notre Dame record. He extended to 14, his school record of consecutive games with least one TD pass and by game's end, had passed Ron Powlus as the school's career-leader with 53 TD passes (Powlus had 52). He topped 250 yards passing for the 14th time in his career (extending another record) and now owns the school's single-season record with 2,931 passing yards. Quinn is now just 254 yards shy of passing Powlus as the school's all-time leader in passing yards. His season stats are 217-of-330 65.8 2931 yards 27 TDs 5 INTs / 1 rush TD

5) DREW OLSON (UCLA) Last Week: 5. Bruin fans will argue that Olson is having the best year of any QB in the city! They may just be right. Olson had three TD passes and 295 yards passing by the end of the FIRST quarter, in UCLA's 45-35 win over Arizona State this past Saturday. He opened the game with a 91-yard TD pass on the game's first play from scrimmage and never looked back. He finished the game 22-of-27 for a career-high 510 yards with five TDs and no interceptions. He missed by just FOUR yards, of setting a single-game school record for passing yards (Cade McNown threw for 513 yards in UCLA's infamous 49-45 loss at Miami in 1998). His 30 TD passes this year (just three INTs!), easily breaks McNown's single-season record of 25, set in that 1998 season. Olson was the main QB at UCLA for the last two years when the Bruins went 12-13. Similar to Quinn, Olson entered this year without much fanfare (32 TDs and 25 INTs in his three-year career) but has been BRILLIANT! Olson's 172.5 QB rating ranks him FIRST in the nation. By the way, Young is second, Leinart fourth and Quinn fifth. Olson will have to wait until December 3 but he will get his showdown with Los Angeles' "other" QB. His season stats are: 218-of-322 67.7 2909 yards 30 TDs 3 INTs.

Typically, I list five other players six-through 10 but it hardly seems worth it. Last week's sixth-ranked player (Cody Hodges of Texas Tech), saw his team lose to Oklahoma State, a team that entered the game winless in Big-12 play. No. 7 Maurice Drew of UCLA has fallen so far behind teammate Drew Olson, it's not worth arguing. My No. 8 guy last week, DeAngelo Williams of Memphis, missed last week's game versus Tennessee because of injury and the Tigers fell to 4-5 with a 20-16 loss. Laurence Maroney of Minnesota was ranked No. 9 and like Williams, missed the Gophers' game with an injury but Minnesota hardly missed him, beating Michigan State 41-18. As for Washington State's Jerome Harrison (No.10), he ran for 143 yards and has now run for more than 100 yards in all 10 games this year, as well as topping 100 yards in 13 straight games, setting a new Pac-10 record. That being said, his team has lost SEVEN straight games!
